Rare strata townhouse in Bedok offered in mortgagee sale at $3.78 mil

A three-storey, five-bedroom strata townhouse at Eco in Bedok South went on the block at SRI’s property auction on June 24, via a mortgagee sale.
The property had a guide price of $3.78 million, translating to $1,061 psf based on its 3,563 sq ft strata floor area.
This is the first time it has gone under the hammer, says Mok Sze Sze, managing partner of SRI Auction.

Caveats lodged with URA Realis indicate that this unit was first purchased from the developer for $3.1 million ($870 psf) in June 2016.
At the basement level of the townhouse is a bedroom with an attached bathroom and a household shelter, while the first floor features the living and dining areas, the kitchen, a powder room and an utility room.

On the second level are the master bedroom with an en suite bathroom, two other bedrooms and a common bathroom.
The fifth bedroom, located on the uppermost level, opens onto a private roof terrace.
Located along Bedok South Avenue 3 in District 16, Eco is a 748-unit development comprising 714 condo units and 34 strata townhouses.
Completed in 2017, the 99-year leasehold development is a seven-minute walk from Tanah Merah MRT Station.
As for retail and dining options, Bedok Mall, Eastpoint Mall and Changi City Point are a five- to 10-minute drive away. Two primary schools — Bedok Green Primary and Temasek Primary — sit within a 1km radius.

Based on URA caveats, the most recent sale of a strata townhouse at Eco occurred on Feb 13. It changed hands for $3.6 million, or $956 psf, on its strata area of 3,767 sq ft.
Earlier, in November 2023, another townhouse, measuring 3,218 sq ft, fetched $3.8 million ($1,181 psf)
