A one-bedroom, 570 sq ft unit at Bella Casita has been listed on TheEdgeProperty.com at $800,000, or $1,404 psf.
Bella Casita is a freehold apartment project on Ipoh Lane, off Tanjong Katong Road. The 57-unit development was completed in 2012. Schools within 1km from the property include Haig Girls’ School, Kong Hwa School and Tanjong Katong Primary School.
The latest transaction saw a 452 sq ft unit sold for $685,000, or $1,515 psf in January this year. There were five rental contracts for the past six months. Monthly rents averaged $2,040 which translates into a potential gross rental yield of 3.1% based on the asking price.
