A two-bedroom, 614 sq ft unit at Vetro is looking for buyers on TheEdgeProperty.com at $750,000, or $1,222 psf.

Vetro is a 999-year-leasehold apartment located at Mar Thoma Road. The 32-unit development was completed in 2010. Schools within 1km from the property include Bendemeer Primary School, Hong Wen School and St. Andrew’s Junior School.

Two 614 sq ft units were sold in 2015 with prices ranging from $755,000 ($1,231 psf) to $770,000 ($1,255 psf). The most recent comparable transaction took place in Jan 2016 when a 614 sq ft unit was sold for $730,000 or $1,190 psf.

There were five rental contracts for 600 to 700 sq ft units in 2016. Monthly rent averaged $2,040, which translates into a potential gross rental yield of 3.3%, based on the asking price.
