Bukit Panjang records first million-dollar HDB flat at Jelebu Road

In September, a 127 sq m (1,367 sq ft) executive apartment on the 30th floor of Block 181 Jelebu Road changed hands in a resale for $1.02 million ($746 psf). It was the first HDB flat in Bukit Panjang to cross the $1 million mark, according to data captured in Edgeprop Shortlist of HDB million-dollar deals. The sale was brokered by Abel Hwang, senior marketing director at ERA Realty, who represented the sellers.
The executive apartment on Jelebu Road is right across from the Bukit Panjang integrated transport hub, Bukit Panjang Plaza and Hillion Mall, which could explain the high price paid for the flat, says Lee Sze Teck, senior director, data analytics, Huttons Asia.

Block 181 is one of eight 30-storey public housing blocks on Jelebu Road built in 2003. The executive apartment has a 99-year lease from 2003; hence, it has a remaining lease of 78 years and eight months, notes Huttons' Lee.
The flats in Block 181 are a mix of four-room, five-room and executive flats. Primary schools within a 1-2 km range of Block 181 Jelebu Road include West View Primary School, Zhenghua Primary School, Greenridge Primary School and Bukit Panjang Primary School, says Mohan Sandrasegeran, head of research and data analytics at SRI.

Monthly million-dollar HDB resale deals from Dec 2022 to Sep 2023
This month, 36 million HDB resale deals crossed $1 million as of Sept 23. The HDB town with the most million-dollar deals this month is Bukit Merah, which has recorded five.
Over the past 12 months, August saw the most million-dollar HDB resale deals (55). In 2023, there have been 322 HDB resales of at least $1 million compared to 367 such deals in 2022, according to SRI's Sandrasegeran.
More HDB towns have recorded million-dollar deals in recent years, with Bukit Panjang being the latest. The only HDB towns that have yet to record a million-dollar deal are Choa Chu Kang, Jurong West, Sembawang and Sengkang, notes SRI.
