CapitaLand Development (CLD) is set to launch Gourmet Xchange, a strata-titled food facility located at 1 Kallang Way. The multi-user ramp-up food factory, which has a total of 272 units, opened for preview on Feb 27, with sales bookings slated to start on March 13.
Indicative pricing for the food production units at the development starts from:
  • $2.3 million for smaller units spanning 295 to 393 sq m (about 3,175 to 4,230 sq ft)
  • $6 million for larger units spanning 570 to 758 sq m (about 6,135 to 8159 sq ft)
The development occupies a site measuring about 474,800 sq ft. CLD was awarded the B2 (Food) industrial site on a 33-year lease in November 2024 through an Industrial Government Land Sale tender after submitting the top bid of $368.9 million. The site included an existing terrace factory that had to be retained and adapted for continued use by the successful tenderer.

The existing factory has been integrated into Gourmet Xchange as a heritage block with eight terraced units. Meanwhile, a new nine-storey block houses the remaining 264 units.
According to CLD, the development represents Singapore’s largest strata-titled food facility and the first integrated waterfront food hub in Kallang. Fronting the Kallang River, it will feature community spaces and lifestyle amenities. “This is one of the largest industrial projects that leverages CLD's placemaking strengths to build a truly vibrant ecosystem in Kallang,” says Ronald Tay, CEO of CLD (Singapore).

Units at the development are targeted at businesses spanning the entire food value chain, including central kitchens, F&B outlets, storage and distribution operators, and food innovation players. Units feature contiguous spaces ranging from 3,000 to 7,000 sq ft, while ceiling heights go up to 7m. In addition, the development has wide 16m driveways, while the first three floors can accommodate ramp-up access for 40-footer container trucks.
Selected production units at Gourmet Xchange could potentially be converted to consumer-oriented showrooms, says CLD. This will allow businesses to produce, distribute and engage directly with customers from a single integrated hub, it adds.
The development has achieved the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification.
