A three-bedroom unit at East Meadows, a 99-year leasehold development, was put on the block at SRI’s property auction on April 29. The guide price was $1.5 million for the 1,249 sq ft unit, which translates to $1,201 psf.
Offered as a mortgagee sale, this is the first time the property has gone under the hammer. Caveats lodged show that the property was previously purchased for $1.25 million ($1,001 psf) in March 2022.
Mok Sze Sze, managing partner of SRI Auction, says the unit has a spacious, functional layout, which she expects will appeal to buyers. Located on the first floor, the unit features an en suite master bedroom, two common bedrooms, a living and dining area, as well as a kitchen. It also has a utility room and a patio.

Completed in 2002, East Meadows is a 482-unit development along Tanah Merah Kechil Road in District 16. It comprises three residential blocks, which house a mix of two- to four-bedroom units measuring between 861 and 1,615 sq ft.
The development is within walking distance of Tanah Merah MRT Station on the East-West Line. It is close to several eateries at Simpang Bedok, The Marketplace @ 58 and 85 Fengshan Centre, and is also a short drive to amenities at Bedok Mall, Eastpoint Mall and Changi City Point.
East Meadows is within 1km of Bedok Green Primary School and St Anthony’s Canossian Primary School. Other schools nearby include Red Swastika School and Temasek Primary School.
Based on lodged caveats, four units have changed hands at East Meadows so far this year, at an average resale price of around $1,227 psf. The most recent transaction was the sale of a 1,195 sq ft, three-bedroom unit on the fifth floor for $1.44 million ($1,205 psf) on March 12.
Pricing for the other resale transactions at the development this year ranged from $1,191 psf, when a 947 sq ft unit fetched $1.13 million on Jan 23; to $1,298 psf, when a 1,356 sq ft unit was sold for $1.76 million on Feb 25.
