Two-bedder at Craig Place listed for auction at $1.59 mil

A two-bedroom unit at Craig Place, a 99-year leasehold development in District 2, went under the hammer at Knight Frank’s auction on April 23. The 732 sq ft unit had a guide price of $1.59 million, which translates to $2,172 psf.
An owner’s sale, this is the first time the property has gone up for auction. Lodged caveats show that the unit was last sold for $653,701 ($893 psf) by the developer in July 2000.
The eighth-floor apartment features a combined living and dining area, a kitchen, an en suite master bedroom, and a common bedroom.

Completed in 2000, Craig Place is a 58-unit development along Craig Road. It features a singular residential tower housing a mix of one- to two-bedroom apartments measuring between 560 and 1,152 sq ft.
The development is located within a low-rise enclave predominantly comprising conserved commercial shophouses along Neil Road, Craig Road, Duxton Road and Tanjong Pagar Road. Other notable developments nearby include The Mondrian Singapore, a 302-room five-star hotel adjacent to Craig Place; and the landmark HDB high-rise The Pinnacle @ Duxton.
According to Sharon Lee, executive director of auction and sales at Knight Frank Singapore, the property “enjoys excellent connectivity”. It is a six- to eight-minute walk to three MRT stations: Maxwell (Thomson-East Coast Line), Tanjong Pagar (East-West Line) and Outram Park (East-West, North-East and Thomson-East Coast lines). It is also close to offices and retail amenities in Tanjong Pagar and other parts of the CBD.

Based on lodged caveats, Craig Place has not seen any units change hands this year. Last year, the development recorded two resale deals: a 732 sq ft two-bedder on the 12th floor fetching $1.58 million ($2,159 psf) in October, and a 570 sq ft, one-bedroom unit on the 10th floor going for $1.08 million ($1,893 psf) in July.
Before that, another 732 sq ft unit, located on the 11th floor, was transacted for $1.45 million ($1,981 psf) in December 2024.
