A five-room flat along Compassvale Drive in Sengkang was just sold for $1.129 mil, setting a new record-high for such flats in the town

A five-room HDB flat at 216C Compassvale Drive was recently sold for $1.129 million ($936 psf), setting a new record high for such flats in Sengkang. Located on the 16th to 18th storeys, the 1,206-sq ft flat has a long remaining lease of around 90 years.
The previous high of $1.1 million ($912 psf) was set in December 2025 by another five-room flat located approximately 1 km away (see Map 1). This 1,206-sq ft flat is located on the 10th to 12th storeys of 279B Sengkang East Avenue and has a remaining lease of approximately 88 years.

Apart from its long remaining lease, the subject flat’s close proximity to Sengkang MRT Station, Sengkang Bus Interchange, Compass One, Kopitiam Square, Nan Chiau Primary School and Nan Chiau High School could have contributed to its record-high price.
Based on data from HDB, 123 five-room flats in Sengkang have been sold so far this year, at prices ranging from $585,000 to $1.129 million. At the time of writing, the subject flat is the only five-room flat in Sengkang to have fetched more than $1.1 million.
Apart from the subject flat, four five-room flats in Sengkang have been sold for at least $1 million so far this year (see Table 1). Notably, three of these flats are also located along Compassvale Drive, while the fourth flat is along Sengkang East Avenue.

In comparison, 642 five-room flats in Sengkang changed hands last year at prices ranging from $560,000 to $1.1 million. Only 10 of these flats fetched at least $1 million.
