A five-room flat in Bukit Batok was just sold for $1.059 mil, setting a new record-high for such flats in the town

A five-room HDB flat at 296C Bukit Batok Street 22 was recently sold for $1.059 million ($855 psf), setting a new record-high for such flats in Bukit Batok. Located on the 37th to 39th storeys, the 1,238-sq ft flat has a long remaining lease of around 91 years.

Notably, the previous high of $1.025 million ($843 psf) was set in January by another five-room flat at nearby 296B Bukit Batok Street 22 (see Map 1). The 1,216-sq ft flat also has a remaining lease of approximately 91 years.

The subject flat is not within walking distance of any operational MRT station, as the nearest station – Bukit Batok – is about 600m away. However, this is mitigated by the flat’s close proximity to the Pan Island Expressway.

However, the subject flat might appeal to parents because there are six schools within a 1km radius, namely Bukit View Primary School, Keming Primary School, Yuhua Primary School, Bukit Batok Secondary School, Bukit View Secondary School, and Crest Secondary School. Additionally, the subject flat is adjacent to Bukit Batok Swimming Complex.

The long remaining leases, coupled with the numerous nearby schools, could explain the premium price paid for the subject flat.

Based on data from HDB, 56 five-room flats in Bukit Batok have been sold so far this year, at prices ranging from $623,000 to $1.059 million. Only three of these flats, including the subject flat, have been sold for at least $1 million (see Table 1). Notably, the other two flats are located within a 1km radius of the subject flat.

In comparison, 267 five-room flats in Bukit Batok changed hands last year for prices ranging from $582,888 to $1.018 million. Only four of the flats fetched at least $1 million.
