A four-room flat at 445B Clementi Avenue just sold for a record-high of $1.3 million

A four-room HDB flat at 445B Clementi Avenue 3 was recently sold for $1.3 million ($1,299 psf). The transaction surpassed the previous high of $1.281 million ($1,280 psf), set last month by another four-room flat in the same block. The subject flat is located on the 34th to 36th storeys, while the second flat is located on the 25th to 27th storeys. Both flats measure 1,001 sq ft.
So far this year, only four four-room flats in Clementi have been sold for more than $1.25 million (see Table 1). Interestingly, all four flats are located at 445A or 445B Clementi Avenue 3. The leases of these flats started in 2021, leaving them with a long remaining lease of 95 years, which have contributed to their high prices.

Furthermore, all four flats are part of Clementi Crest, which comprises two 40-storey blocks housing 385 properties, featuring a mix of four-room and five-room flats.
The four-room flats in Clementi Crest have a typical layout for such HDB flats, comprising an en-suite master bedroom, two additional bedrooms and a common bathroom. The flats also have a service yard adjacent to the kitchen (see Floor Plan 1).
Facilities within the HDB project include a fitness corner, a children’s playground, a childcare centre and a multi-storey car park with a rooftop garden.
Other nearby amenities include Clementi Bus Interchange, Ayer Rajah Expressway, Clementi Primary School, Clementi Town Secondary School, The Clementi Mall, Grantral Mall @ Clementi, Clementi Sports Centre and Swimming Complex, and Clementi Stadium.
The subject flat is also a short walk from Clementi MRT Station, which serves the East–West Line (see Map 1). The station will also serve the Cross Island Line when it is completed in 2032.
