A five-room HDB flat at 519D Tampines Central 8 was recently sold for $1.068 million ($919 psf). The 1,163-sq ft flat, located on the 13th to 15th storeys, is part of a Design, Build and Sell Scheme (DBSS) project known as Centrale 8 at Tampines, which features 708 properties comprising of three-room to five-room flats.
The recent transaction surpassed the previous high of $1.05 million ($903 psf), set earlier this month by another five-room flat in the same block. The lower-priced flat is located on the seventh to ninth storeys. Meanwhile, another five-room flat at the neighbouring 519B Centrale 8 was also sold for $1.05 million ($903 psf) in May (see Table 1).
The lease for all three flats in Centrale 8 at Tampines started in 2014, leaving them with a long remaining lease of 88 years.

Additionally, a third five-room flat fetched $1.05 million ($912 psf) when it was sold earlier this month. The 1,152-sq ft flat is located at 515B Tampines Central 7 and is part of a DBSS project named The Premier @ Tampines. However, The Premier @ Tampines has a shorter remaining lease of 82 years, as its lease started in 2008.
Both DBSS projects are adjacent to each other and thus share similar locational attributes (see Map 1). They are within walking distance of the dual-line Tampines MRT Station, Tampines Concourse Bus Interchange, Our Tampines Hub, Century Square, Tampines Mall, Tampines Central Park and Sun Plaza Park. Primary schools within a 1km radius include Angsana Primary School, Junyuan Primary School, Poi Ching School, St. Hilda’s Primary School, and Tampines Primary School.
