Homegrown boutique landed property developer Brand New Land Group has launched Solstice — a collection of four freehold terrace houses at 2, 2A, 2B and 2C Tan Sim Boh Road in District 11.
They comprise two corner terraces and two inter-terrace homes, each three storeys high and with five bedrooms and a home lift, home gym, and rooftop ‘sky terrace’, coupled with a 4+1+1 bathroom configuration.
Asking prices range from $9.38 million to $12.28 million, or about $4,406 psf to $4,764 psf based on land area (subject to approvals from the authorities), said Brand New Land in a June 18 media release.

Land sizes roughly span 1,969 sq ft to 2,787 sq ft, while the built-up areas will measure around 5,100 sq ft to 5,800 sq ft.
The development is estimated to obtain its temporary occupation permit (TOP) in the second half of 2027.

Situated within the Chancery landed residential enclave, the four houses are bounded by Thomson Road and Dunearn Road within the wider Novena area. They are also next to the Bukit Tunggal Good Class Bungalow (GCB) area
The collection is designed by Tellus Architects + Design, which focuses on the GCB segment.
The design approach for Solstice thus applies the spatial principles of larger detached homes, and features compartmentalisation between public and private zones.
Floor-to-ceiling heights on the ground floor are about 3.2m, and the homes face north-northwest.
Both corner units have a swimming pool each, while one corner unit and two inter-terrace units have reflective pools.

This is the 25th project in Brand New Land’s portfolio of bespoke private homes in Singapore, across prime landed enclaves including Districts 10, 11 and 15.

Alvina Teh, co-founder and managing director of Brand New Land, said that every home by the developer is “designed for longevity, where the architecture complements sustainable lifestyle choices”.
Following Solstice, there are nine other projects in development by Brand New Land. Its pipeline of upcoming projects for 2026 and 2027 are:
  • Clos Arvo at Bukit Timah — detached;
  • Azurean at Bukit Timah — semi-detached;
  • 29 at East Coast — corner terrace;
  • Equinox in the Chancery vicinity — four semi-detached homes.
The company has fully sold its most recent development, The Neoco, comprising three bungalows along Lynwood Grove in District 13.
