SINGAPORE (EDGEPROP) - A two-storey freehold semi-detached house in Mayflower Gardens, located in District 20’s Ang Mo Kio area, is up for auction on May 26. The property is an estate sale, according to Tricia Tan, deputy director of auction and sales at Knight Frank Singapore, who is handling the auction.
The property has a guide price ranging between $5 million and $5.2 million, which translates to $1,198 psf to $1,246 psf based on the land area of 4,174 sq ft. “For landed houses in District 20, this property has great value in terms of psf price,” she adds.
The house sits on an elevated corner land plot located at the juncture between Mayflower Rise and Mayflower Avenue. It has a wide frontage of approximately 24m.

Tan says the property — originally built in the 1970s — is an ideal candidate for A&A (addition and alteration) works or redevelopment, given the plot size and frontage. Under the 2019 URA Master Plan, the land is zoned for three-storey mixed landed housing. “The property has a huge garden, which would be great for family gatherings, al fresco dining and entertaining, or a swimming pool,” she adds.

The house has a built-up area of 3,200 sq ft. The first floor boasts a spacious living and dining area. Off the dining area is a large kitchen that leads out to the service yard. There is also a bedroom and a common bathroom located on this floor. Upstairs, there is the master bedroom which comes with an en suite bathroom, along with two additional bedrooms and another common bathroom.
Tan believes the property will generate interest, given that landed homes in District 20 are rarely up for sale. At Mayflower Gardens, only three properties have changed hands in the last 12 months based on caveats lodged. In April of last year, a detached house on Mayflower Drive with a land area of 5,353 sq ft was sold for $7.15 million, or $1,336 psf. On Jan 13, a semi-detached house on Mayflower Place with a land area of 3,438 sq ft was sold for $4.81 million ($1,399 psf). On Feb 4, a terraced house at Mayflower Road with a land area of 2,024 sq ft changed hands for $2.83 million ($1,398 psf).

The house is located close to amenities and public transport. It is a four-minute walk from the Mayflower MRT Station on the Thomson-East Coast Line, while Mayflower Market and Food Centre is less than a five-minute walk away. Other nearby amenities include the Kebun Baru Community Club, which is a three-minute walk away, while shopping malls AMK Hub and Jubilee Square are within a 10-minute drive.

A number of parks such as Bishan-Ang Mo Kio Park, Ang Mo Kio Town Garden West and Windsor Park are within a short driving distance. The property will appeal to families with school-going children because it is near Ang Mo Kio Primary School, CHIJ St Nicholas Girls’ School and Ai Tong School.
