Freehold semi-detached at Upper Thomson for sale at $7.2 mil

A freehold two-storey semi-detached house located along Jalan Belibas, off Upper Thomson Road in District 20, will be put up for sale at Edmund Tie’s next auction on Oct 25. It is an owner’s sale, with a guide price of $7.2 million (about $2,123 psf).
This marks the property's first auction, having been purchased by the owner in 2012 for about $3 million. The property is located within the Thomson Park neighbourhood and is currently tenanted. However, the lease will expire in November, and the house will be sold with vacant possession.
The southwest facing house sits on a freehold, rectangular plot with a total land area of about 3,391 sq ft and a built-up area of about 3,200 sq ft, subject to final survey. The house has a frontage of about 12.5m and is located within a cul-de-sac, offering privacy for its occupants.

On the first level, there is a car porch and a garden outside the house, while a granny’s room, a living or dining room, and a home office are inside. There is also a home office and an enclosed kitchen with a storeroom extending to the open kitchen and yard area. The second level houses a master bedroom with an en suite bathroom, three bedrooms, and a common bathroom.

The house is also within walking distance of the Upper Thomson MRT Station on the Thomson-East Coast Line, Thomson Plaza and restaurants along Upper Thomson Road.
The land is zoned for a two-storey semi-detached house under the Urban Redevelopment Authority (URA) 2019 Masterplan. According to Joy Tan, head of auction and sales at Edmund Tie, buyers are expected to be a mix of owner-occupiers and developers looking at redevelopment. She adds that some owner-occupiers may consider just doing additions and alterations to the existing property instead of redeveloping it.
Based on URA caveats lodged, four freehold houses in Thomson Park, where the property is located, changed hands this year. In April, a 1,674 sq ft terraced house was sold for $3.5 million, or $2,091 psf. In July, a terraced house occupying 1,608 sq ft and a semi-detached unit on 2,444 sq ft of land was sold for $3.88 million ($2,413 psf) and $4.6 million ($1,882 psf), respectively. In August, a 1,708 sq ft terraced house changed hands for $4.25 million, or $2,488 psf.

The properties at Thomson Park typically resell for an average price of $2,219 psf, based on a tabulation of residential resale data in the last 12 months by EdgeProp Singapore. Based on rental data of the same period, landlords will enjoy rents that range from $1.80 psf per month (pm) to $4.20 psf pm or an implied rental yield of about 1.4%.
