GuocoLand to preview River Modern with prices starting from $2,877 psf

Singapore-listed GuocoLand is set to preview its latest project, the 455-unit River Modern, on Feb 20, with the public launch scheduled for Mar 7.
The 99-year leasehold luxury residence features two 36-storey towers that are set 48m apart. It comprises two- to four-bedroom apartments, ranging from 538 to 1,830 sq ft.
Indicative prices will start from:
- $1.548 million ($2,877 psf) for a 538 sq ft two-bedroom unit
- $2.298 million ($2,883 psf) for a 797 sq ft three-bedroom unit
- $4.588 million ($3,134 psf) for a 1,464 sq ft four-bedroom unit with private lift access

Oriented in the north-south direction, the residential towers are tilted, with 70% of all units enjoying unblocked views of the Singapore River. Besides the riverfront scenery, units will also have views of either Orchard Road, the wider River Valley District or Marina Bay Sands.
The site is tiered, and the lowest floor of the residences, which is the second floor, has been raised five storeys above ground.
According to the URA master plan, this will be the last residential site along the Singapore River.
“The River Modern site is our favourite site in the area,” says Cheng Hsing Yao, group CEO of GuocoLand. “River Modern is a very rare site in District 9 with river frontage and direct MRT connection — a prime address that offers tranquility and connection,” he adds.
GuocoLand won the 126,325 sq ft, 99-year leasehold site in a government land sale (GLS) tender in February 2025. Its bid of $627.84 million ($1,420 psf ppr) was the highest of five bids at the close of the tender.
The development also features about 4,300 sq ft of commercial space, comprising six shop units on the first storey, which are set to be managed by the MCST.
More than 80% of the development’s site area is dedicated to landscaping and facilities, such as a 170m nature trail, which is located next to Kim Seng Park. Other facilities include a grand lawn, tennis court, a gym, a 50m infinity pool and a clubhouse comprising two function rooms.
The luxury riverfront residence has two entrances besides the drop-off lobby: an arrival lobby directly connected to Great World MRT station on the Thomson-East Coast Line, and a sheltered linkway to River Valley Primary School.
River Modern benefits from proximity to several lifestyle hubs, including Great World mall via an underground pedestrian network. The Orchard Road shopping belt, CBD and Marina Bay are also just a few MRT stops away.
Schools such as Anglo-Chinese School (Junior), St. Margaret’s School (Primary) and Alexandra Primary School are also situated within a 2km radius of the development.
