Over 8,500 visitors turned up at the preview of Pinery Residences in Tampines West over the weekend of March 14–15, reflecting strong interest in what will be the first mixed-use residential development integrated with an MRT station in Tampines West.
Joint developers Hoi Hup Realty and Sunway MCL will launch the 588-unit development on March 28. The project will also feature a 121,600 sq ft retail podium, Pinery Mall, which is linked underground to Tampines West MRT Station on the Downtown Line.
Project launches in Tampines tend to attract crowds during preview weekends, says Mark Yip, CEO of Huttons Asia.

Kelvin Fong, CEO of PropNex, attributes the strong interest in Pinery Residences to its location within the “established and amenity-rich town of Tampines”, the convenience of being directly connected to Tampines West MRT Station, and the added appeal of living in a mixed-use development with a retail mall onsite.
Its proximity to St Hilda’s Primary School also enhances its appeal to families, Fong notes.
“We believe many HDB and executive condominium (EC) upgraders today may also have booked healthy gains from the sale of their flats, enabling them to transition to a private home that offers virtually everything a household needs at their doorstep.”

Huttons’ Yip expects the project to attract interest from both owner-occupiers and investors. He points to the average resale price of a four-room flat in Tampines, which is currently around $680,000.
According to Huttons Data Analytics, many HDB upgraders have purchasing power of about three times their flat's value, putting them within reach of private homes priced at around $2 million or more.
“Absolute prices starting from around $2 million for a three-bedroom unit are a sweet spot for many HDB upgraders in Tampines,” says Yip.
At Pinery Residences, three-bedroom units begin at $1.93 million ($2,392 psf) for the 807 sq ft type, rising to $2.07 million ($2,404 psf) for the larger 861 sq ft three-bedroom deluxe units.

Three-bedroom premium units from 990 sq ft start at $2.352 million ($2,376 psf), while 1,055 sq ft three-bedroom premium plus study units start at $2.512 million ($2,381 psf).
Four-bedroom units of 1,141 sq ft are priced from $2.722 million ($2,386 psf). The 1,195 sq ft four-bedroom premium plus study units start from $2.842 million ($2,378 psf), while the larger 1,389 sq ft four-bedroom luxury plus study units are priced from $3.29 million ($2,369 psf).
The largest homes in the development are the 1,475 sq ft five-bedroom units, with prices starting from $3.508 million ($2,378 psf).
Meanwhile, the smallest units at Pinery Residences are two-bedroom apartments from 635 sq ft, priced from $1.486 million ($2,340 psf). Two-bedroom premium-plus-study units from 700 sq ft are priced from $1.66 million ($2,371 psf).
According to Huttons, Tampines is the largest HDB town in Singapore. From 2021 to 2025, more than 6,000 HDB flats have met the minimum occupation period (MOP) and are eligible for upgrading.
Another 2,000 flats will reach MOP in 2026, creating a significant pool of potential upgrader demand for private homes.
