Hong Kong’s Swire Properties and Thailand’s City Realty unveil Upper House branded residences in Bangkok

City Dynamic — a 60:40 joint venture between Thai property developer City Realty and Hong Kong’s Swire Properties — has unveiled Upper House Residences Bangkok and The Wireless Residences by Upper House. The launch marks the debut of the world’s first Upper House-branded residences, extending the renowned hospitality label into the realm of luxury residential living.
Introduced in 2008 under Swire Hotels, the Upper House brand has become synonymous with refined design, exceptional service, and understated luxury. Its move into branded residences represents a milestone in the evolution of the brand — and a statement of confidence in Bangkok’s growing appeal as a global luxury hub.
Located on the city’s prestigious Wireless Road, the two freehold residential towers are within walking distance of five-star hotels, premier shopping destinations, international schools, and embassies. They will also offer panoramic views of Lumphini and Benjakitti parks.

Construction is set to begin in April 2025, with completion targeted for 2030.
The architecture of the project will be led by Foster + Partners (Thailand) Ltd., while Bangkok-based PLandscape will be the landscape designer.
Upper House Residences Bangkok will comprise a 52-storey tower with 156 units. Interiors will be designed by BAR Studio, while wellness amenities will be developed in collaboration with global specialist GOCO.
The Wireless Residences by Upper House, a 71-storey tower with 239 units, will feature interiors by PIA Interior and front-of-house services managed by Upper House.
City Dynamic co-managing director Thomas Woolsey says the collaboration builds on Swire Properties’ legacy of landmark residential developments such as Opus Hong Kong and Eden Singapore. “This exciting development offers buyers the opportunity to own the next masterpiece in Swire’s portfolio,” he says.
Swire Hotels currently operates three Upper House properties in Hong Kong, Chengdu and Shanghai — the latter two rebranded from The Temple House and The Middle House as part of a unified global brand identity. It has three other hotels in Hong Kong, Beijing and Miami, the US, which are branded East.
Toby Smith, chief commercial officer of Swire Hotels, describes the Bangkok project as “a milestone that heralds a new chapter” for the brand. “It extends Upper House’s award-winning hospitality into residential living and sets the stage for our next phase of international expansion,” he adds.
