Kent Ridge Hill Residences: Serene and close to nature

The 99-year leasehold Kent Ridge Hill Residences by Singapore-listed property developer Oxley Holdings moved 110 out of the 250 released units during the first day of its launch last November. Kent Ridge Hill Residences, located on South Buona Vista Road, off Pasir Panjang Road, comprises 11 five-storey blocks containing 498 units, and also boasts 50 strata terraced houses.
As of Aug 3, 207 units have been sold, according to caveats lodged with URA Realis. From the caveats, the average price attained at Kent Ridge Hill Residences is $1,701 psf. The latest transaction at the development was for a 1,830 sq ft, four-bedroom strata terraced house. The unit was sold for $2.56 million ($1,399 psf) on July 27. The day before, a 646 sq ft, two-bedroom ground-floor unit was transacted at $1.18 million ($1,822 psf). According to Oxley, the sales are “healthy in the current market”, and it is “confident that Kent Ridge Hill Residences is a good product and owners will benefit from owning a unit there”.

Linked to nature parks
So far, Singaporeans and permanent residents make up the majority of the buyers at Kent Ridge Hill Residences. Designed by the acclaimed ADDP Architects, Kent Ridge Hill Residences sits on a sloping terrain that is elevated 10 metres above street level. Residents will have direct access to the 47ha Kent Ridge Park that is right behind the development. Part of the Southern Ridges trail, Kent Ridge Park is also linked to Telok Blangah Hill Park, Mount Faber Park, Henderson Waves, HortPark and Labrador Nature Reserve.
There will be natural elements at the development – such as the Waterfall Water Bed, Forest Walk and Hill Trail – that are part of the 60 over facilities offered there.

Buyers will be able to select one of three views for their units – view of the Kent Ridge Park, the Pasir Panjang port or the pool. Of the 548 units, 100 premium units will have views of Kent Ridge Park.
“Some of the [buyers who are nature lovers] were immediately in love with the kind of serenity and tranquility that the site offers,” says Oxley. “Potential buyers are able to view the actual site from the sales gallery’s viewing deck.” Building on its proximity to nature, Kent Ridge Hill Residences was conceived as an “interesting lux resort”, says Oxley. To this end, the project will feature “off-form” concrete and wood “to fit in nicely with its surroundings”.

On top of that, the potential of the Greater Southern Waterfront development is another reason that buyers like Kent Ridge Hill Residences. “The massive development plans for the Greater Southern Waterfront [will] also boost their confidence in the future value of their purchases,” says Oxley.
The unit mix at the development ranges from 474 sq ft, one-bedroom apartments to 1,787 sq ft, five-bedroom-plus-study penthouses. The strata terraced houses comprise four- and five-bedroom units of 1,830 sq ft and 2,067 sq ft respectively. The apartment units on the first and top floors will have a high ceiling height of about 4.7m, while the rest of the units will have a ceiling height of 2.7m.

Strategic location
From Kent Ridge Hill Residences, Marina Bay and Orchard Road are just within an 18-minute drive, while Pasir Panjang MRT Station is a nine-minute walk away.
Mapletree Business City, one-north, Harbourfront Centre, the National University of Singapore and the National University Hospital can be reached within 10 minutes by car.
“Kent Ridge Hill Residences has one of the largest land sizes and numbers of units in the Pasir Panjang area, thus it will definitely transform the landed enclave streetscape upon its completion,” says Oxley. The development is expected to be completed in 2024.
