Marine Blue has topped the list of condos that hit new psf-price highs during the week of Oct 28 to Nov 4. The new record at Marine Blue comes with the sale of a 689 sq ft, one-bedroom unit on the 13th floor that fetched $1.7 million, or $2,468 psf, on Oct 30.

The price surpasses the project’s previous record of $2,441 psf that was set on Feb 4 when a 635 sq ft one-bedder on the 12th floor sold for $1.55 million. A similar-sized unit on the sixth floor changed hands for the same price two months later, on April 16.
While the Oct 30 transaction marks a new record on a psf basis, the development’s most expensive unit by absolute price remains a 3,993 sq ft strata terrace house, which changed hands in December 2017 for $5.7 million ($1,427 psf).

Marine Blue is a freehold boutique condo on Marine Parade Road in District 15 that was completed in 2016. The development comprises two towers with 120 apartments across one- to four-bedroom configurations. There are also four strata terrace houses. The condo is opposite the Marine Parade MRT Station on the Thomson-East Coast Line and is also close to a retail belt that includes Katong Square, 112 Katong, Katong Plaza, Roxy Square and The Flow Mall.
The condo has seen a total of seven resale deals to date this year, including the most recent transaction on Oct 30. The units sold, measuring from 635 sq ft to 1,593 sq ft, fetched prices ranging from $1.55 million to $2 million on an absolute basis, or between $1,255 to $2,468 on a psf-price basis.
Grange Heights, another freehold development, also set a new record psf price during the week. A 1,884 sq ft, three-bedroom apartment on the 12th floor changed hands for $4.308 million ($2,287 psf) on Nov 3.

The price beats Grange Heights’ previous record of $2,177 psf, when another 1,884 sq ft, three-bedder on the fourth floor sold for $4.1 million on Sept 11.
Completed in 1975, Grange Heights is located along St Thomas Walk in prime District 9, within walking distance of the Orchard Road shopping belt. The 120-unit development consists of six residential towers housing apartments ranging from 1,884 sq ft to 4,575 sq ft, with three- to five-bedroom layouts.

Only two other units have changed hands at Grange Heights so far this year, excluding those sold on Nov 3 and Sept 11. On April 21, a three-bedder measuring 1,884 sq ft fetched $4.05 million ($2,150 psf), while a four-bedder spanning 3,025 sq ft changed hands for $5.35 million ($1,769 psf) on Feb 13.
In contrast, Sceneca Residence recorded its lowest psf price to date, with the developer sale of a four-bedroom unit on the 14th floor for $4.2 million ($1,750 psf). Previously, the lowest psf price at the development was for a 1,367 sq ft, three-bedroom apartment that sold for $2.5 million ($1,829 psf) in July 2024.

Located along Tanah Merah Kechil Link in District 16, Sceneca Residence is a 99-year leasehold condo which is slated for completion in 2027. The mixed-use project comprises two residential towers with 268 units, sitting atop a commercial podium. Apartments range from 463 sq ft, one-bedroom units, to 2,756 sq ft, four-bedroom penthouses.
Based on caveats lodged, 39 units at Sceneca Residence have been sold by the developer this year at an average price of $2,044 psf. This is marginally lower than the average price of $2,053 psf achieved in 2024 across 54 transactions.
