Mount Rosie Signature Collection launches terraced houses at prices from $10.88 mil

SINGAPORE (EDGEPROP) - Near the top of Mount Rosie Road is a boutique, freehold luxury housing development with just six houses. Dubbed Mount Rosie Signature Collection, the development comprises four terraced houses in front, with two bungalows at the rear end, each with their own private entrance. The houses were soft-launched on the weekend of Aug 20–21.
Each terraced house will sit on a land area of 2,488 to 3,741 sq ft, with built-up area ranging from 7,041 to 9,042 sq ft, spread across four storeys including basement and attic. Each house will have private basement parking for up to six cars. The first level of the house contains the living and dining areas, as well as kitchen, while the helper’s room is in the basement. A courtyard garden on the first level brings natural light into the home and separates the living and dining areas.
The second level of the terraced houses comprises three en suite bedrooms, including the master bedroom and junior master bedroom, while the third level or attic contains the fourth en suite bedroom and the entertainment room. There is a home lift that serves every floor.

Prices of the terraced houses start from about $10.88 million for an intermediate unit. The biggest corner terraced house is priced $15.788 million. In terms of psf prices, they are upwards of $4,200 psf.

Bungalows from $3,500 psf

The two bungalows on either end of the site come with their own private entrance driveways and basement parking large enough for 10 cars, as well as a built-up area to rival that of Good Class Bungalows (GCBs). Each bungalow has four storeys including basement and attic, and is served by a home lift on every floor.
The smaller bungalow sits on a land area of 7,636 sq ft, with a built-up area of 16,031 sq ft. On the first level is a landscaped deck and swimming pool, as well as a courtyard garden separating the living and dining areas. There is also a generous-sized wet and dry kitchen, pantry, two helpers’ rooms and a guest room.
On the second level are five en suite bedrooms, including the master bedroom and junior master bedroom. On the attic level are two other bedrooms and an entertainment area opening out to a wraparound roof terrace, which is ideal for those who like to entertain at home.
The larger bungalow sits on a land area of 10,998 sq ft, with a built-up area of 24,958 sq ft. Ideal for multi-generational families, it has six bedrooms including two master bedrooms, two junior master bedrooms and two other en suite bedrooms.
On the first level is a living and dining area separated by a courtyard garden, a swimming pool and roof deck. There is also a kitchen, pantry, yard, and two helpers’ rooms on this level. One of the master bedrooms is situated on the first level. On the second level are the remaining five bedrooms together with a study and family room.

The attic level has been designed with an extended roof terrace, which is ideal for those who want to throw big parties. There is also a pantry and gym on the attic level.
The smaller of the two bungalows has a price tag of around $27 million, while the larger bungalow is priced at $38.5 million. In term of psf price, they start from $3,500 psf. Negotiations are said to be underway for the two bungalows.
The six houses on Mount Rosie sit on a freehold site of 30,659 sq ft, and are a redevelopment of a former bungalow purchased for $43.8 million ($1,429 psf) in May 2021. The developer, Mount Rosie Development, is made up of a group of investors led by Daniel Teo, the chairman and managing director of Hong How Group. Teo is also a director of Tong Eng Group.
The investors in Mount Rosie Development subscribed to a share of the development via blockchain-enabled real estate platform Fraxtor. Incidentally, Fraxtor Capital is the development manager of the Mount Rosie Signature Collection. DS Architects is the appointed architectural firm, with Cecil Chee of Wallflower as the design consultant.

‘Stately homes’

The façade of the houses will be of engineered stone. “The houses are designed as stately homes,” says Oliver Siah, co-founder and group managing director of Fraxtor Capital. The future owners have the flexibility to customise the space too, such as converting the entertainment area in the attic into a bedroom, a home office or a larger gym. The houses are scheduled for completion in 2026.
Finishings and fittings include marble flooring for the living and dining areas, full marble tiles for the master bathrooms, sanitaryware from Gessi and Villeroy & Boch, V-Zug kitchen appliances and Schindler high-speed lifts. All the master bedrooms will come with a walk-in wardrobe.

“The elevation of the site gives it a vantage point in terms of views,” says Edwin Lam, group director of Fraxtor Capital. “From the front, the houses will have a view of the dense greenery of the Malcolm Road area, with its black-and-white colonial bungalows. From the attic level, you have an unblocked view of the city.”
The Mount Rosie area is a tranquil enclave, adds Lam. The area is accessible via Goldhill Avenue off Dunearn Road or Chancery Lane via Bukit Timah Road or Thomson Road. The area is within a few minutes’ drive of the shopping malls and medical facilities in the Novena area, Orchard Road shopping malls and the Singapore Botanic Gardens. Popular schools such as Anglo-Chinese School (Barker Road), St Joseph’s Institution and Singapore Chinese Girls’ School are located within a 1km range. “It’s the most prime address in District 11,” says Lam.

Setting price benchmark

In the immediate neighbourhood, the highest psf price achieved for a landed property was for a freehold terraced house on Barker Road that changed hands for $5.5 million ($3,327 psf) in September 2021. The property is part of a collection of five freehold terraced houses and two pairs of semi-detached houses located at 28 to 30C Barker Road, developed by Hong Leong Holdings and completed in 2009.
The highest absolute price achieved in the area is for a GCB sitting on a freehold site of 34,216 sq ft along Chancery Lane that changed hands for $66.06 million ($1,931 psf) in March 2022.
The prices achieved at Mount Rosie Signature Collection could well move the needle on psf prices for terraced houses and bungalows in the Goldhill Estate and Chancery Lane enclave in District 11.
“We see home buyers looking at these properties as a legacy, to be passed on to their children and grandchildren,” notes Fraxtor Capital’s Siah. “That’s why we have designed these houses at Mount Rosie Signature Collection to reflect the grandeur and timelessness of the location.”
