Pollen Collection, a 132-unit landed housing development, has emerged as the Top Selling Landed Project at the EdgeProp Singapore Excellence Awards (EPEA) 2025. Developed by Singapore-listed property developer Bukit Sembawang Estates, this marks the second consecutive year that the project has received the award, having first won it at EPEA 2024.
Situated at Pollen View in District 28, Pollen Collection is located in the established landed residential enclave of Seletar Hills. The 99-year leasehold landed development occupies a 417,417 sq ft plot, and features two pairs of semi-detached houses, 22 corner terraced houses and 106 intermediate terraced houses.

The developer, which undertook a phased sales approach, first released 20 units at Pollen Collection for sale in the fourth quarter of 2022. The remaining units were subsequently launched in phases over the next two years, with the last batch of units released for sale in 4Q2024.

Caveats lodged with URA show that four units were sold in 2022 following the initial launch, including two corner terraced houses as well as a semi-detached property. The units were sold at prices ranging from $1,407 psf for a corner terraced house occupying 2,971 sq ft of land, to $2,191 psf for an intermediate terraced house on land area of 1,615 sq ft.
The following year, a total of 35 units were sold by the developer. The units, largely comprising intermediate and corner terraced houses with land areas ranging from 1,615 sq ft to 3,186 sq ft, fetched prices from $1,400 psf to $2,261 psf. Another semi-detached property, occupying 2,465 sq ft of land, was also shifted by the developer for $4.28 million ($1,736 psf).

In 2024, 68 houses at Pollen Collection were sold. The intermediate and corner terraced houses had land areas of 1,615 sq ft to 3,208 sq ft, and sold at an average price of $2,202 psf. This year, developers have sold 17 units so far at an average price of $2,284 psf, based on caveats lodged as of Oct 19.
To date, Pollen Collection has an overall take-up rate of around 94%, with 124 units sold at an average price of $2,181 psf. The remaining eight units still available comprise a pair of semi-detached homes and six corner terraced houses, according to the developer’s website.

Based on absolute price, the most expensive unit transacted at Pollen Collection to date is a corner terraced house on a 3,003 sq ft land plot, which the developer sold for around $5.4 million ($1,796 psf) on May 21.
Pollen Collection was the follow-up up to Nim Collection, Bukit Sembawang’s 99-year leasehold landed housing development off Ang Mo Kio Avenue 5. Phase 1 and 2 of Nim Collection, comprising 98 landed homes, launched for sale in 2018, and was subsequently completed in 2019. Nim Collection’s newest phase, consisting of 186 landed homes, is scheduled for launch later this year.

Bespoke homes
Pollen Collection was designed by President’s Design Award-winner Mok Wei Wei of W Architects. The houses, spanning various different configurations, have land areas that start from 1,615 sq ft and go up to 4,791 sq ft. While all the homes have five levels, including a mezzanine level and an attic, built-up areas start from 4,101 sq ft for the intermediate terraces, and go up to 4,908 sq ft for the semi-detached homes and 6,641 sq ft for the corner terraces.
All units come with five en suite bedrooms, and are fitted with dry and wet kitchens, a private lift, a utility area, and an open terrace. Living and dining areas feature a 6m double-volume ceiling. Each unit also has a car porch, which can accommodate up to three cars. Select corner terraced and semi-detached units come with a swimming pool.

Designed with a north-south orientation, the homes benefit from natural cross-ventilation and are equipped with solar panels on the rooftops. Car porches come with isolator points for installation of electric car charges, while smart home features are also integrated.
Amenities nearby include malls such as Greenwich V and AMK Hub, which are within a 10-minute drive away. Pollen Collection is also close to lifestyle destination Seletar Aerospace Park, as well as recreational offerings such as the 36km Central Urban Loop, Nim Meadow Park and Ang Mo Kio Linear Park.
