Sim Lian Group has announced it will preview Rivelle Tampines, its 572-unit executive condominium (EC) along Tampines Street 95, on Mar 6. E-applications for the project will open from Mar 6 until Mar 16, while sales bookings will commence on Mar 21.
The 99-year leasehold EC is located off Tampines Avenue 1 and is a five-minute walk away from the Tampines West MRT Station on the Downtown Line. Occupying a 242,068 sq ft site, Rivelle features 11 residential blocks of 12 to 14 storeys.
The bulk of units comprises three- and four-bedroom apartments. There are 241 three-bedroom apartments that measure 883 to 926 sq ft, along with 291 four-bedroom units of 1,044 to 1,184 sq ft. The remaining 40 units are five-bedders spanning 1,378 sq ft.

Indicative prices are as follows:
- Three-bedroom premium units of 883 sq ft start from $1.588 million ($1,798 psf)
- Three-bedroom premium plus study of 926 sq ft starts from $1.663 million ($1,796 psf)
- Four-bedroom units of 1,044 sq ft start from $1.893 million ($1,813 psf)
- Four-bedroom premium units of 1,184 sq ft start from $2.129 million ($1,798 psf)
- Five-bedroom units of 1,378 sq ft start from $2.559 million ($1,857 psf)
Surrounding amenities include SAFRA Tampines, yo:Ha Commercial and the upcoming Pinery Mall, part of the mixed-use development by Hoi Hup Realty and Sunway Developments that will be integrated with the Tampines West MRT Station. Other amenities, such as the Tampines Regional Centre, Our Tampines Hub and the Tampines Round Market & Food Centre, are within a 10-minute walk or cycle.
Rivelle is close to several schools, including St Hilda’s Primary School, Junyuan Primary School, Tampines Primary School and St Anthony’s Canossian Primary School, which are within 1km radius. Red Swastika School, Gongshang Primary School and Poi Ching School are within a 2km radius.

‘Shaped by water’
Rivelle occupies a site Sim Lian had purchased in November 2024 through a Government Land Sale tender. The firm had submitted the top bid of $465 million, or $768 psf per plot ratio (ppr), beating four other bidders and setting a new land rate for EC sites at the time.
ADDP Architects was appointed as the architect for the development, with Ecoplan Asia as the landscape consultant. “Shaped by water, Rivelle is designed to draw inspiration from the neighbouring Bedok Reservoir into the development, where it is reinterpreted through a series of eight pools and water features that anchor the landscape,” says Kuik Sing Beng, executive director of Sim Lian Group.
The pools, which include 50m and 30m lap pools, are a focal point for the development, along with a three-storey clubhouse that houses indoor and outdoor communal spaces. Other facilities at Rivelle include tennis and pickleball courts, jogging trails and six barbecue pavilions.

Meanwhile, the residential blocks have a north-south orientation, with just four units on each floor. Select layouts will be built using prefabricated prefinished volumetric construction and feature removable walls between designated bedrooms and living areas, allowing owners the flexibility to reconfigure the spaces.
All units feature master bedrooms that can fit a king-sized bed and two side tables, while common bedrooms can fit a queen-sized bed and side tables. Other details include glass-railing balconies and generous bedroom layouts.
Units will be equipped with fittings from brands such as Villeroy & Boch, Küche and Samsung. They will also come with smart home features such as digital locksets and smart air-conditioning control.

Tapping resilient EC demand
Rivelle is the second EC to launch this year, after the 748-unit Coastal Cabana, which commenced bookings in January. Developed by Qingjian Realty, Forsea Holdings, ZACD Group and Jianan Capital, the EC on Jalan Loyang Besar in Pasir Ris shifted 498 units (67%) during its launch weekend at an average price of $1,734 psf.
The response highlights the resilient demand for ECs, which will benefit Rivelle. “Rivelle Tampines EC is well-positioned to tap this demand, given its location in a mature regional centre with a wide range of amenities, as well as its proximity to the Tampines West MRT station, the upcoming Pinery Mall and several schools,” remarks Kelvin Fong, CEO of PropNex.

Fong also points out that the last EC to launch in Tampines, the 760-unit Aurelle of Tampines, also developed by Sim Lian, is now fully sold. The project, located at Tampines Street 62, was launched for sale in March 2025 and was fully taken up the following month. Units sold achieved an average price of $1,768 psf, based on caveats lodged as of March 2.

For Fong, Aurelle of Tampines's strong performance bodes well for Rivelle. “Prospective buyers who have missed out could shift their attention to Rivelle Tampines,” he comments.
Eugene Lim, key executive officer at ERA Singapore, adds that an estimated 6,200 HDB flats in Tampines are reaching their minimum occupation period between 2024 and 2026. “Moreover, islandwide new EC supply remains tight, with only about 239 units available as at mid-February this year,” he continues. As such, he believes buyer interest will likely be sustained for Rivelle's launch.

Meanwhile, Mark Yip, CEO of Huttons Asia, observes that EC projects continue to offer “a very compelling alternative” to private condos, given their “hard-to-beat price” compared to the latter. In addition, eligible EC buyers may receive a CPF housing grant of up to $30,000, and can also opt for the Deferred Payment Scheme, which provides financial flexibility.
Yip notes that condos could continue setting new price benchmarks in 2026, which, in turn, would further deepen the value proposition of ECs. “With a strong economic growth forecast, more HDB upgraders and limited EC supply in 2026, ECs should see sustained demand," he says.

Track record in ECs, Tampines projects
Rivelle is Sim Lian’s sixth EC project so far. Besides Aurelle of Tampines, its other EC developments comprise the 248-unit The Dew in Bukit Batok, completed in 2003; the 670-unit The Tampines Trilliant on Tampines Central 7, completed in 2015; the 504-unit Treasure Crest along Anchorvale Crescent, completed in 2018; and the 534-unit Wandervale on Choa Chu Kang Avenue 3, completed in 2018.
Including Aurelle of Tampines and Rivelle Tampines, Sim Lian’s roster of EC projects totals up to 3,288 units to date.
The developer also has a strong track record in the Tampines neighbourhood, having completed or launched six developments to date. It made its debut in the estate with The Premiere @ Tampines, the first development under the Design Build and Sell Scheme (DBSS) programme that ran between 2005 and 2012. Located along Tampines Central 7, the 616-unit The Premier @ Tampines was completed in 2008.

Next came Waterview, a 696-unit condo along Tampines Avenue 1. The 99-year leasehold condo was completed in 2014. That same year, Sim Lian also completed Centrale 8 @ Tampines, another DBSS project with 708 units. In 2015, the group completed The Tampines Trilliant, its first EC project in the neighbourhood.
In 2019, Sim Lian launched the mega condo Treasure at Tampines, offering 2,203 residences. Weathering through delays caused by the Covid-19 pandemic, the 99-year leasehold development was eventually completed in 2023.
Upon the completion of Aurelle of Tampines and Rivelle Tampines, Sim Lian will have delivered over 6,200 new homes across seven projects in Tampines, underscoring the developer’s strong presence in the area.
