A three-room HDB flat at 293D Bukit Batok Street 21 was recently sold for $612,000 ($836 psf), a record-high for three-room flats in Bukit Batok. Located on the 28th to 30th storeys, the 732-sq ft flat is part of Skypeak @ Bukit Batok, which has a long remaining lease of approximately 93 years.
The previous high of $560,000 ($765 psf) for three-room flats along Bukit Batok Street 21 was set in January by another flat in the same block as the subject flat (see Table 1). The flats involved in these two transactions are also the only three-room flats along the street that fetched prices exceeding $550,000.

Other than the long remaining lease of the subject flat, its close proximity to Bukit View Primary School, Keming Primary School, and Bukit View Secondary School could have contributed to its eye-watering price (see Map 1).

The long remaining lease of the subject flat probably mitigated the lack of MRT stations within walking distance. Bukit Batok MRT Station is the nearest station, but it is approximately 770m away.
