SINGAPORE (EDGEPROP) - A pair of terrace houses at 18 and 20 Chiap Guan Avenue have been put up for sale. The two 999-year leasehold houses are in a landed housing estate in Kovan. The properties are served by major roads and expressways including Upper Serangoon Road, Yio Chu Kang Road, Kallng-Paya Lebar Expressway, and the Pan-Island Expressway. Nearby MRT stations are Kovan station and Serangoon Interchange.

Amenities in proximity are suburban retail malls such as NEX, Heartland Mall, and Chomp Chomp Food Centre. Nearby international schools are the Australian International School, International French School, while nearby primary schools are Rosyth School and CHIJ Ou Lady of Good Counsel.

The houses sit on a combined site area of 4,744 sq ft with a street frontage of 16-metres along Chiap Guan Avenue. The site is zoned ‘residential’ with a plot ratio of 1.4 under the 2019 Master Plan. The site also has a height control limit of up to five-storeys.

Colliers is the sole marketing agent for these two properties.

“This opportunity offers buyers the option to rebuild the terraces for either self-occupation- most suitable for multi-generational families who wish to stay close to each other; or alternatively for investment in the future, as the tenant market pool is buoyant in this locality due to its proximity to nearby international schools,” says Steven Tan, executive director, investment services at Colliers.

The houses will be sold in a tender that closes on August 26.
