Freehold three-bedder with sky garage at Reignwood Hamilton Scotts going for $8.28 mil

A three-bedroom unit at Reignwood Hamilton Scotts, a freehold condo in prime District 9, was put on the block at ERA’s property auction on March 26. However, the 2,756 sq ft unit, which had a guide price of $8.8 million ($3,193 psf), did not find a buyer. It is now back on the market at a lower asking price of $8.28 million ($3,005 psf).
Offered as an owner’s sale, the unit comprises three bedrooms with en suite bathrooms, a spacious living and dining area that opens onto a balcony, as well as a kitchen and yard. It also features a private lift lobby and a private sky garage that can accommodate up to two cars.
Completed in 2012, Reignwood Hamilton Scotts (formerly The Hamilton Scotts) features a 30-storey residential tower. It was the first luxury condo in Asia to boast an en suite sky garage for every apartment, joining a rare handful of such developments worldwide, including the Porsche Design Tower in Miami, Florida, and 200 11th Avenue in West Chelsea, New York.

The luxury condo has 56 units, primarily three-bedroom apartments measuring 2,756 sq ft each. The development also offers two junior penthouses of 3,229 sq ft and two larger penthouse units spanning 6,975 sq ft each.
Developed by KOP Properties, the project was launched for sale in August 2008 as The Hamilton Scotts. It was later renamed Reignwood Hamilton Scotts after remaining units at the development were purchased in 2013 by Reignwood Holding, an entity controlled by Thai-Chinese business tycoon Yan Bin. The remaining units were acquired via a share purchase of Sardinia Properties, an indirect subsidiary of KOP Properties.
Reignwood Hamilton Scotts is located along Scotts Road and within walking distance of the Newton MRT Interchange. It is close to The Ritz-Carlton Residences, a 58-unit luxury condo on Cairnhill Road that was also developed by KOP Properties.
URA Realis data shows that the latest caveat lodged at Reignwood Hamilton Scotts was for a 2,756 sq ft, three-bedroom unit on the second floor that changed hands for $8.5 million ($3,085 psf) in February 2023.
Before that, another three-bedder of the same size on the ninth storey was transacted for $6.5 million ($2,359 psf) in July 2022. In 2021, two three-bedders were sold for $9 million ($3,266 psf) and $6.85 million ($2,486 psf) in November and July, respectively.
