UNDER THE HAMMER: Bungalow at Sea Breeze Avenue for sale at $8.9 mil

SINGAPORE (EDGEPROP) - A 3½-storey bungalow at 2 Sea Breeze Avenue in District 16 will be up for its first auction by Edmund Tie on Oct 23, at a guide price of $8.9 million ($955 psf). The property has a floor area of about 15,834 sq ft, and occupies a freehold land site of about 9,311 sq ft. It has a rectangular land plot with an 18m wide frontage.

The bungalow, located along Sea Breeze Avenue, off Upper Changi Road and Simei Avenue, will be sold with vacant possession on an “as is where is” basis. The Singaporean owner purchased it for $2.8 million ($301 psf) in February 2002, according to a caveat lodged with URA Realis.

The bungalow comprises five en suite bedrooms. On the first level is the living hall, which boasts a double-volume ceiling, and the dining room, which comes with a bar counter. There is also a swimming pool, an enclosed kitchen, and a front garden. The second and third levels each have two bedrooms and a family area. The master bedroom, in the attic, has a bar counter. There is a lift in the house that serves all the levels. In the basement, the car park can fit up to eight cars. An air well has been incorporated into the house. Situated in the middle, it allows all rooms to “enjoy good air circulation and light”, says Joy Tan, head of auction and sales at Edmund Tie.

The owner, who has been staying in the house, is now looking to downsize, adds Tan. The property is located on elevated land and “offers views of the surrounding landed estate from the upper floors”, says Tan.

The house is a three-minute drive from Eastpoint Mall and a 17-minute walk from Simei MRT Station on the East-West Line. It is also a 13-minute walk from both Singapore Expo and Changi General Hospital. Tan notes that the house is conveniently located, which is uncommon as landed homes are generally located far from amenities. As Changi Airport is about a 12-minute drive away, this property is “also suitable for residents who work at Changi Business Park, or travel often”, she says.

With an asking price below $1,000 psf for the freehold property, Tan notes that there is already a number of prospective buyers expressing their interest, despite the unit having just been launched for marketing.
