The rejuvenation of the Beauty World neighbourhood, nestled in the Bukit Timah enclave, is well underway. Anchoring the transformation is a new transport hub that integrates Beauty World MRT Station (Downtown Line) and a new air-conditioned bus interchange. Slated to open in 2028, the transport hub will be connected to an upcoming mall, Bukit V, that will offer new retail and community spaces.
Adjacent to Beauty World MRT Station, a new integrated facility is in the works. The five-storey development will have a community club, a market and hawker centre, an indoor sports hall, a senior care centre and other community amenities.
Coinciding with the rejuvenation works taking place are new residential developments that will boost the number of homes in the Beauty World neighbourhood. Among these is 8@BT, Bukit Sembawang Estates’ 158-unit development along Bukit Timah Link.

8@BT was a winner at this year’s EdgeProp Singapore Excellence Awards, clinching the Top Development title for uncompleted projects in the Central Area.

Premium location
Located in District 21, 8@BT sits on a 49,634 sq ft, 99-year leasehold site zoned for residential use. Bukit Sembawang Estates purchased the site through a Government Land Sale tender in November 2022 for $200 million, or $1,343 psf per plot ratio, beating four other bids.
Following that, 8@BT was launched for sale in September 2024. Over half the units at the development were sold during its launch weekend, with market commentators attributing the brisk take-up rate to the project’s attractive location, connectivity, and proximity to amenities.
The development is a two-minute walk from Beauty World MRT Station, offering residents convenient access to the public transport network. It is one stop away from King Albert Park MRT Station, which is slated to become an interchange for the Downtown and Cross Island Lines.
Amenities nearby include Beauty World Centre, Beauty World Plaza, and Bukit Timah Shopping Centre, alongside the upcoming Bukit V and integrated facility. 8@BT is also close to several schools, such as Pei Hwa Presbyterian Primary School, which is within 1km of the development, Methodist Girls’ Primary School and Nanyang Primary School.
8@BT’s appeal to buyers was also bolstered by surrounding nature offerings. The project is just across the road from the Rifle Range Nature Park, Bukit Timah Nature Reserve and the Rail Corridor.

Inspired by surroundings
8@BT was designed by Arc Studio Architecture + Urbanism, the firm behind other notable developments such as Pinnacle@Duxton, which won the President’s Design Award in 2010. Comprising two 20-storey towers, 8@BT’s design drew inspiration from Bukit Timah’s natural landscapes and cultural heritage.
A unique design element is the towers’ façade, which features contoured fins that mimic the natural terrains found in the surrounding reserves. Taking advantage of the site’s proximity to the parks, 8@BT’s towers are positioned in a north-south orientation, maximising light, ventilation and views.
Residences at the development cater for a wide spectrum of homeowners. One tower houses one- and two-bedroom units ranging from 517 sq ft to 829 sq ft, while the other tower houses three- and four-bedroom units spanning 1,001 sq ft to 1,593 sq ft. There are also two penthouses: a 1,356 sq ft, four-bedroom unit and an expansive 1,593 sq ft, two-bedroom unit.
Complementing the residences are the condo’s facilities, which include a 25m pool, a furo bath, and a campsite with barbecue facilities and a children’s playground. There is also a two-storey clubhouse with a gym, function rooms and a meeting room.

Thoughtfulness in every detail
8@BT was meticulously crafted to provide homes that evolve with homeowners’ needs. The units prioritise functionality, with thoughtfulness poured into every detail. For example, the four-bedroom units feature sizeable living and dining areas that span about 6m wide, along with a powder room for guests, making the space ideal for entertaining.
The living area flows into an expansive balcony equipped with folding glass doors. Apart from maximising ventilation, the balcony serves as an extension of space that can be used in various ways, such as an al fresco dining spot, an additional entertaining area, or a quiet retreat overlooking the picturesque views.

Four-bedroom units have a private lift lobby with direct access to the unit, enhancing privacy.
They also come with both dry and wet kitchens, with the former designed for flexible use, be it as a space for cooking enthusiasts to whip up gourmet meals or for hosting gatherings.

In the master bedroom, ample space allows for a king-sized bed, while all common bedrooms can fit a queen-sized bed and side tables on both sides. Larger four-bedroom units also boast a free-standing tub in the en suite bathroom.
Bukit Sembawang Estates’ attention to detail is reflected in other touches that elevate the living experience. For four-bedroom units, these include marble flooring, premium De Dietrich appliances and mirrored cabinets that double as hidden storage. Other thoughtful features include a designated nook for a robot vacuum cleaner, a laundry sink, and windows in the kitchen and baths that provide natural ventilation.
