A unit on the 34th floor of Alex Residences changed hands for $2.52 million, or $2,410 psf, on Jan 16. The 1,044 sq ft three-bedder ranked first on the list of condo transactions that set new psf-price highs from Jan 13 to 18.
Previously, the psf-price high at Alex Residences was held by a 678 sq ft, two-bedroom apartment on the 33rd floor that fetched $1.6 million, or $2,359 psf, in November last year. The Jan 16 deal also represents the highest absolute price the development has seen to date, beating the prior record: a 2,345 sq ft, three-bedroom unit that changed hands for $2.45 million in November 2024.
Prices at Alex Residences have steadily increased over the last three years. In 2023, 22 units at the condo changed hands at an average price of $2,092 psf, which subsequently climbed to $2,162 psf in 2024 across 20 transactions. In 2025, Alex Residences had 26 resale transactions at a mean price of $2,243 psf.

Alex Residences is a 99-year leasehold condo situated at Alexandra View in District 3. Completed in 2017, the 429-unit development comprises one- to three-bedroom units spanning 474 sq ft to 1,141 sq ft, housed in a singular 40-storey block.
Located a stone’s throw away from Redhill MRT Station on the East-West Line, the condo is also right next to Tanglin School, Delta Swimming Complex and Delta Sports Centre. Residents have access to amenities at Redhill Market, Redhill Food Centre and the commercial podium of Atra nearby.
Olloi, a low-rise condo on Lorong 101 Changi, also saw its highest psf-price during the period in review. A 1,023 sq ft, three-bedroom apartment on the third floor changed hands for $2.29 million on Jan 16, setting a new high of $2,237 psf for the development.
The previous record came from a resale transaction in June 2023, when a 1,346 sq ft four-bedder on the first floor fetched $2.88 million, translating to $2,140 psf. Meanwhile, the highest absolute price recorded at the development belongs to a 1,625 sq ft, four-bedroom apartment on the fourth floor that was sold in a sub-sale for $2.92 million, or $1,797 psf, in May 2023.

Olloi is a boutique freehold development that was completed in 2022. The 34-unit condo in District 15 consists of a five-storey block with three- to four-bedroom apartments and penthouses ranging from 947 to 1,593 sq ft.
The condo is within walking distance of Eunos MRT Station on the East-West Line, as well as the Paya Lebar MRT Interchange for the East-West and Circle lines. Other amenities close by include Joo Chiat Complex and Geylang Serai Market. Meanwhile, Haig Girls’ School is within 1km of Olloi.

On the flipside, another District 15 condo, Koon Seng House, recorded its lowest psf-price during the period in review. The 1,313 sq ft, four-bedroom unit on the second floor was sold by the developer for $2.93 million on Jan 15, translating to $2,228 psf.

Located on Koon Seng Road, the 17-unit condo was launched for sale in March 2024 and is slated for completion in 2026. The five-storey boutique development has two- to four-bedroom units measuring 786 to 1,313 sq ft.
The apartment sold on Jan 15 is the last unit to be taken up at Koon Seng House. Based on caveats lodged, units at the condo were sold at an average price of $2,298 psf. Previously, the psf-price low at the development belonged to another four-bedroom unit spanning 1,313 sq ft that the developer sold for $2.94 million ($2,235 psf) in May last year.
Koon Seng House is close to eateries and amenities along Joo Chiat Road, as well as Geylang Serai Market and Food Centre. Malls such as i12 Katong and PLQ mall are also nearby.
