A freehold semi-detached house on Jalan Hock Chye went on the block at Knight Frank’s most recent auction on April 24 with a guide price of $7.98 million. The three-storey property occupies a plot spanning 4,308 sq ft, reflecting a land rate of around $1,852 psf based on the guide price.
The house has a built-up area of approximately 5,539 sq ft, featuring six bedrooms and seven bathrooms in total. Its first floor houses a combined living and dining area, and a kitchen equipped with a kitchen island.
The upper floors of the property include the bedrooms, including the master bedroom with a large walk-in closet and a balcony on the third floor. According to Gwen Lim, senior manager of auction and sales at Knight Frank Singapore, the property is “in good condition and requires only minor works before moving in, making it an ideal option for potential buyers”.

Based on URA caveats, the house last changed hands for $4.5 million, or $1,045 psf, in April 2012.
An owner’s sale, this is the first time the property was offered for sale via auction and it will be sold with vacant possession. “The house is attractively priced for a three-storey semi-detached property within the vicinity,” adds Lim.
According to URA caveats, the last freehold property to change hands in the area was a terraced house on Jalan Hock Chye. Spanning a land area of around 2,207 sq ft, the terraced house was transacted at $5.2 million in May last year, reflecting a land rate of $2,357 psf. In 2023, two semi-detached houses were sold at an average price of $1,863 psf.
The property up for auction sits within a mixed-landed housing enclave in District 19, and is well-connected to several expressways, including the Pan-Island Expressway (PIE) and the Central Expressway (CTE).
The house enjoys accessibility to public transport networks, with multiple bus routes serving the area. Defu MRT Station, located on the upcoming Cross Island Line, will also be within minutes of the property when it opens in 2030.
Several schools are located within a 1km radius of the house, including Xinghua Primary School, Holy Innocents’ Primary School and Yuying Secondary School.
The property is also close to several retail and F&B options at Heartland Mall, NEX Shopping Mall, and The Midtown.
