A three-bedroom apartment at Harbourlights, a freehold condo located along Telok Blangah Road in District 4, is slated to appear at ETC’s upcoming auction on April 23. The 1,163 sq ft unit was listed with a guide price of $2.56 million, which translates to around $2,201 psf.
An owner’s sale, this is the second time the property appears at ETC’s auction. The same unit had previously gone under the hammer with the same guide price on March 26. However, the property was withdrawn as it did not receive any bids.
Based on URA caveats, the owner purchased the unit from the developers for about $983,817 ($846 psf) in October 1995. According to Joy Tan, executive director of auction and sales at ETC, the owner is selling the unit to downsize due to her age.

Tan says the apartment is set to be sold with vacant possession, although the unit is currently tenanted and is generating a gross rental yield of approximately 3.04% based on the guide price. “The apartment has been well fitted with furnishings by the owner in 2014 to appeal to prospective tenants,” he adds.
As of April 2, Harbourlights has seen one unit change hands so far this year — a two-bedroom apartment spanning 915 sq ft that sold for around $1.75 million, or $1,907 psf, on Feb 6. As of last year, the freehold development recorded a total of six resale transactions at an average price of approximately $1,802 psf.
By absolute price, the most expensive unit sold last year was a 1,270 sq ft, three-bedroom unit on the fifth floor that sold for $2.2 million ($1,732 psf) in July 2024.
Completed in 1997, Harbourlights was developed by Liang Court Technopark and comprises 139 units spread across two residential blocks. The apartments consist of a mix of two- and three-bedroom apartments, ranging from 721 sq ft to 1,270 sq ft. Amenities include a swimming pool, children’s playground and a barbeque pit.
The development is within walking distance of HarbourFront MRT Station on the Circle Line and is located near a range of F&B and retail options at VivoCity and HarbourFront Centre.
Harbourlights is also near major motorways, such as the Ayer Rajah Expressway (AYE), which provides easy access to the CBD.
