A three-storey intermediate terraced house at 213 Loyang Rise will be on the block at SRI’s upcoming property auction on March 25. The 99- year leasehold property is a mortgagee sale, with a guide price of $2.7 million, or $1,327 psf, based on its land area of 2,034 sq ft.
Mok Sze Sze, managing partner of SRI Auction, says this is the first time the property is going up for auction. Lodged caveats show that the house was last transacted for $695,000 ($342 psf) in December 2006.
The five-bedroom property was completed in 1997 and includes a basement. On the first floor are the living hall, dining area, kitchen and powder room. The upper levels accommodate two en suite bedrooms, two additional bedrooms, a common bathroom and a family area. The basement includes another en suite bedroom, along with a utility room, yard and wet kitchen. The home also comes with a car porch and a pavilion at the rear.

Located along Loyang View in District 17, Loyang Villas is a landed residential enclave comprising 422 homes with 99-year tenures that commenced in 1993. The development is located within a 1km radius of two primary schools — Pasir Ris Primary School and White Sands Primary School.
The property is within walking distance of retail and dining options at Loyang Point, and a short drive from Pasir Ris Mall, Tampines 1 mall and Jewel Changi Airport. It is also located near the upcoming Loyang MRT and Pasir Ris East MRT Stations on the Cross Island Line, which are slated for completion in 2030.
Based on URA caveats, the most recent sale of a terraced house along Loyang Rise occurred on Feb 20. The 99-year leasehold property changed hands for $2.69 million, or $1,250 psf, on its land area of 2,153 sq ft. Prior to that, it had sold for $1.83 million ($850 psf) in January 2022.
In December 2025, a terraced house along Loyang View occupying 1,615 sq ft of land was sold for $2.31 million ($1,431 psf), while another terraced house on Loyang Rise was transacted for $2.39 million, or $1,479 psf, on its land area of 1,615 sq ft last November.
