Earlier this month, a maisonette HDB flat at 60 Dakota Crescent in Geylang was sold for $1.188 million ($788 psf). Maisonette flats are two-storey HDB flats that typically have three bedrooms on the upper level, as well as a living/dining area and a kitchen on the lower level. The subject flat measures 1,507 sq ft, which is larger than the typical HDB flat. Its lease commenced in 1983, leaving the subject flat with a remaining lease of approximately 57 years.
We used our analytics tool, Is it a Good Deal?, to assess the transaction and determine whether the buyer of this flat in District 14 secured a bargain.
Adjacent to Dakota MRT Station
The subject flat is adjacent to Dakota MRT Station and a short walk to Old Airport Road Food Centre and Shopping Mall, Kallang Estate Fresh Market and Food Centre, Kong Hwa School, Chung Cheng High School (Main) and Broadrick Secondary School (see Map 1). Other schools within a 1 km radius include Tanjong Katong Girls’ School and Tanjong Katong Secondary School.

The subject flat is also near three expressways, namely Kallang-Paya Lebar Expressway, East Coast Parkway and Pan Island Expressway.

The main drawback of the subject flat is its short remaining lease of around 57 years as its lease started in 1983 (see Screenshot 1), although this could have been mitigated by its convenient location. Furthermore, the subject flat is a rare two-storey maisonette (1,507 sq ft) that is significantly larger than a typical HDB flat.

Limited transactions because of rare flat type
According to data from HDB, the subject flat is one of four maisonettes in Geylang town that have been sold so far this year. However, it is the only one along Dakota Crescent. The other three maisonettes, located along Eunos Road 5, were sold for prices ranging from $943,000 to $1.02 million (see Table 1).
Notably, all three Eunos flats fetched lower prices than the subject flat despite having a slightly longer remaining lease of around 58 years.

The lower prices for the flats along Eunos Road 5 could be due to their less convenient location compared to the subject flat. Unlike the subject flat, the Eunos flats are not adjacent to any MRT station, although Eunos MRT Station and Eunos Bus Interchange are a short walk away (see Map 2). The flats are also within walking distance of Geylang Serai Market and Joo Chiat Complex.
However, there are no schools within a 500 m radius of the flats along Eunos Road 5, and Haig Girls’ School is the only school within a 1 km radius.

According to our tool, only four flats at 60 Dakota Crescent have been sold since 2023 (see Screenshot 2). The subject flat has fetched the highest price, edging out the previous high of $1.128 million set last year. Notably, all have been sold for at least $1 million.

Prices for large HDB flats in Geylang lower than Central Region
The average resale price for HDB flats that are at least 1,500 sq ft is higher in the Central Region ($734 psf) than in Geylang town ($664 psf). However, the average resale prices for flats in both areas are higher than the islandwide average ($599 psf) (see Chart 1).
Notably, the subject flat ($788 psf) fetched a higher price than the average resale prices for similar flats islandwide ($599 psf), in Geylang ($664 psf) and in the Central Region ($734 psf).

Only two completed 99-year leasehold condos within a 500 m radius
At the time of writing, there are four condos, representing approximately 2,000 units, within a 500 m radius of the subject flat. Of the four condos, only three are 99-year leasehold developments, namely Dakota Residences, Waterbank at Dakota and Grand Dunman (see Map 3). However, Grand Dunman is still under construction. The remaining condo – Cassia View – is a freehold development.
The upcoming 1,008-unit Grand Dunman was launched in July 2023, when 550 units were sold. Based on caveats lodged at the time of writing, 880 units have been sold at an average price of $2,521 psf.

Dakota Residences is a 348-unit condo that obtained its temporary occupation permit (TOP) in 2010. It has a remaining lease of approximately 81 years as its land lease started in 2007. Meanwhile, the 616-unit Waterbank at Dakota is three years younger, having obtained its TOP in 2013. It also has a slightly longer remaining lease of around 83 years, as its land lease commenced in 2009.

Both condos are located along Dakota Crescent in District 14, and therefore share similar locational attributes as the subject flat.
The average resale price for Waterbank at Dakota ($2,017 psf) has consistently outpaced that for Dakota Residences ($1,939 psf) (see Chart 2). While the average resale price for Dakota Residences had trended above that for 99-year leasehold condos in District 14 ($1,944 psf), it has dipped below the district’s average since last year.
This could be due to Dakota Residences’ slower price growth in recent years. Since 2023, its average resale price grew by 11.2%, weaker than the 16.7% growth recorded by condos in the district. However, Waterbank at Dakota chalked up an even weaker price growth of 10.8%. Therefore, the price gap between Waterbank at Dakota and its peers in District 14 has narrowed from $154 psf in 2023 to $73 psf this year.

Conclusion
The million-dollar price tag for the subject flat at 60 Dakota Crescent is notable because of its short remaining lease of approximately 57 years. However, its’ close proximity to an MRT station and other amenities could have given a boost to its price. Furthermore, the maisonette has a unique layout and is significantly larger than the typical HDB flat.
So far this year, only four maisonettes in Geylang town have been sold. The other three flats are located along Eunos Road 5 and fetched lower prices compared to the subject flat. Their arguably less convenient location could have contributed to their lower prices.
