Two Sentosa Cove properties will be on the block at Knight Frank’s upcoming property auction on March 19. Both properties — a duplex penthouse at luxury condo Turquoise and a detached house along Ocean Drive — are owner sales, says Sharon Lee, head of auction and sales at Knight Frank Singapore.

The lower level of the penthouse features a combined living and dining area, wet and dry kitchens, a junior ensuite bedroom, two additional bedrooms and an expansive balcony. The upper level is dedicated to the master suite and a pool deck with a private infinity pool. The penthouse is also served by a private lift.

Lee expects interest in the penthouse to gain significant traction leading up to the auction. “Given the rarity of such a large apartment with unobstructed golf course views, we anticipate that it will attract good interest from buyers seeking unique luxury homes in Sentosa Cove,” she says.
Completed in 2010, Turquoise was developed by Ho Bee Land, which also developed several other residential projects in Sentosa Cove, including the 200-unit The Berth by the Cove, the 249-unit The Coast, the 151-unit Seascape and the 302-unit Cape Royale.
Turquoise has 91 units housed across three six-storey residential blocks. Units comprise a mix of three- and four-bedroom apartments measuring from 2,088 to 3,050 sq ft. It also has 10 penthouses spanning between 3,111 and 3,764 sq ft, along with the three sky villas of 6,900 to 7,987 sq ft.
Turquoise was launched for sale in October 2007, with 39 units sold between October 2007 and February 2008 at an average of $2,596 psf, based on lodged caveats. With the onset of the Global Financial Crisis, transaction activity moderated, with units sold at an average of $2,471 psf between 2008 and 2012.
In April 2021, Ho Bee Land released its remaining 16 units at Turquoise for sale at promotional discounts of $500,000 to $750,000, with prices ranging from $1,290 psf to $1,536 psf.
In 2025, the development recorded a total of six resale transactions. The most recent transaction occurred on Dec 3, when a 7,987 sq ft duplex penthouse — the largest penthouse at the development — was sold for $12 million ($1,502 psf).

Before that, two units changed hands in September. A 2,562 sq ft four-bedroom unit fetched $3.8 million ($1,483 psf), while a smaller 2,400 sq ft unit transacted for $3.3 million ($1,374 psf).
In January last year, three duplex penthouses were put on the market for $23 million, including the 7,987 sq ft penthouse and two smaller units: a 3,746 sq ft four-bedder and a 3,111 sq ft three-bedroom unit.

Meanwhile, the detached house along Ocean Drive that will also be auctioned by Knight Frank on March 19 carries an asking price of $15.9 million. This translates to $2,015 psf on its land area of 7,891 sq ft.

This is the first time the property will be put up for auction, says Lee. Lodged caveats show that it was last transacted for $12.5 million ($1,584 psf) in April 2015.
She expects the property to garner interest from ultra-high-net-worth individuals (UHNWIs) and foreign investors. “As Sentosa Cove is the only area in Singapore where non-citizens can buy landed property ­— subject to LDAU (Land Dealings Approval Unit) approval — it remains a top choice for international buyers seeking a luxury waterfront trophy home,” adds Lee.
The three-storey house comprises five en suite bedrooms, a family room, three living areas, a spacious kitchen and a wine cellar. The upper level includes an entertainment attic, while the driveway can accommodate up to four vehicles.

Lee adds that the property also enjoys waterway frontage with a private boat berth, along with a private infinity pool, a separate shallow pool suitable for children and a jacuzzi.
The property is close to several dining and retail amenities at Quayside Isle, while recreational facilities such as Sentosa Golf Club and One°15 Marina Club are also nearby.
Buyer interest in houses along Ocean Drive has been “consistently resilient”, evident from the resurgence of transactions the area has observed over the past year, notes Lee. Based on lodged caveats, the most recent transaction took place on Jan 13, when a detached house with a land area of 7,649 sq ft was sold for $13.6 million ($1,778 psf).
Last year, a detached house along Ocean Drive with a land area of 7,813 sq ft changed hands for $15.2 million ($1,946 psf) in September, while another detached house occupying a 7,637 sq ft land plot was transacted for $13.9 million ($1,819 psf) in August.
