New record-high of $1.336 mil for four-room flats in Toa Payoh

A four-room HDB flat at 115C Alkaff Crescent in Toa Payoh was recently sold for a record-high $1.336 million ($1,280 psf). This transaction sets a new record-high for four-room flats in Toa Payoh, surpassing the previous high of $1.32 million ($1,264 psf) achieved in December 2025 by another four-room flat in the same block.
Both flats are located on the 13th to 15th storeys and measure 1,044 sq ft. They are part of Alkaff Lakeview in Bidadari, which was launched for application during the Build-to-Order (BTO) exercise in November 2015. The HDB project comprises three 17-storey blocks housing 531 homes that comprise a mix of three-room and four-room flats.
One reason for the high prices could be the flats’ long remaining lease of about 93 years, as the block’s lease commenced in 2020.

Another contributing factor could be the flats’ close proximity to Woodleigh MRT Station, Woodleigh Bus Interchange, The Woodleigh Mall, Woodleigh Village Hawker Centre and Bidadari Park (see Map 1). In addition, there are several popular schools within a 1km radius, including Maris Stella High School (Primary and Secondary) and Cedar Girls’ Secondary School.
At the time of writing, HDB data indicates that 30 four-room flats in Toa Payoh have been sold at prices ranging from $460,000 to $1.336 million, with 14 being million-dollar transactions. Of these 14 million-dollar flats, eight were located in Bidadari, but only the subject flat transacted at above $1.2 million.
The second-highest transaction for this year involved a four-room flat at 102A Bidadari Park Drive. The 1,044-sq ft flat was sold for $1.2 million ($1,149 psf) (see Table 1). Located along Bidadari Park Drive, the flat is a short walk from the subject flat and has a slightly longer remaining lease of about 94 years.
