A portfolio of 15 freehold ground-floor strata units at East Village, a mixed-use development along Upper Changi Road, is up for sale with a guide price of $71.8 million. Comprising 11 F&B-approved units, one clinic, and three adjoining units currently occupied by a gym, the properties can be purchased individually or collectively, says exclusive marketing agent CBRE.
The portfolio spans a total strata area of approximately 17,482 sq ft, translating to a price of $4,110 psf on strata area. Individual unit sizes measure between 431 sq ft for the smallest F&B unit and 6,985 sq ft for the gym. According to CBRE, all of the units are currently leased, which could provide immediate rental income and potential capital appreciation for prospective buyers.
Twelve of the units boast frontages facing the main road with dedicated entrances, and include outdoor refreshment areas. The units are also accessible from an outdoor public carpark. “This layout offers the units with operational flexibility, allowing these businesses to extend their hours and cater to their respective patrons independently of the mall’s standard operating hours,” says Joshua Giam, director of capital markets in Singapore at CBRE.

Completed in 2014, East Village is a five-storey development, featuring 90 residential units above a ground-floor retail podium offering 108 strata-titled shops. The development’s retail component comprises a mix of food establishments, local start-ups, and retail shops. Notable anchor tenants include Anytime Fitness, Ikura Japanese Restaurant, and Hong Kong Street Family Restaurant.
Located within Simpang Bedok, East Village benefits from the Bedok catchment area and commands a triple road frontage along Upper Changi Road, Bedok Road and Bedok Walk.
The development is linked to major expressways, including the Pan Island Expressway (PIE) and the East Coast Parkway (ECP). Amenities nearby include educational institutions, such as Anglican High School and ITE College.
CBRE expects strong interest from high-net-worth individuals given the “palatable quantum and scarcity of freehold commercial units in well-located areas,” says Giam. He adds that demand for commercial properties has also been strong due to the reduction of borrowing costs, which commenced at the start of 2025.
The retail units are up for sale through an expression of interest exercise that closes on Sept 18 at 12pm.
