A Good-Class Bungalow (GCB) within Cornwall Gardens in prime District 10 will go under the hammer at SRI’s upcoming property auction on Aug 20. The property’s starting price, in an owner’s sale, has been set at $33 million, which translates to around $1,698 psf based on its land area of approximately 19,440 sq ft.
The property has a built-up area of around 10,500 sq ft, spanning across two storeys and an attic. The home includes six en suite bedrooms, as well as a lavish living room featuring a high ceiling and a crystal chandelier.
The property’s expansive plot also houses a private swimming pool, and a rock stone feature wall set behind a koi pond. Accessed via a long private driveway, the home is completely hidden from street view. According to SRI, this offers potential buyers privacy and seclusion, qualities which have been increasingly sought after in Singapore’s ultra-prime landed segment.

Located within the Cornwall Gardens GCB enclave, the property is a short drive from Holland Village, Dempsey Cluster, the Singapore Botanic Gardens, and the Orchard Road shopping belt. It is also close to several top schools including Nanyang Primary, Henry Park Primary, New Town Primary, and Raffles Girls’ Primary, enhancing the property’s appeal.
Mok Sze Sze, managing partner of SRI Auction, notes that the property presents a rare opportunity for potential buyers to secure an asset within one of Singapore’s exclusive and tightly held residential enclaves.

As of Aug 12, URA caveats show that the most recent transaction within the Cornwall Gardens GCB area took place on July 10, when a freehold detached house with a land area of 14,681 sq ft along Leedon Road changed hands for $28.3 million ($1,928 psf).
Prior to that, a property on Belmont Road with a land area of 19,549 sq ft fetched $40 million ($2,046 psf) last December. In April 2024, another detached property on Cornwall Gardens was sold for around $36.02 million, or $1,875 psf on the land area of 19,207 sq ft.

Mok adds that GCBs in the area rarely appear for sale by auction, with only one other GCB in the area having since been placed under the hammer this year. In April, a GCB along Old Holland Road went under the hammer at SRI’s property auction with a starting price of $36 million, where the 23,148 sq ft freehold plot received several bids. However, the final bid of $35 million fell below the reserve price and was withdrawn. The property was subsequently sold under private treaty at $35.5 million, according to caveats lodged.
