Margaret Ville achieves new price high of $2,479 psf

Margaret Ville, a 99-year leasehold development in District 3, topped the list of condos that achieved a new psf-price high during the week of April 7 to 14. The development hit a record $2,479 psf when a 969 sq ft, three-bedroom apartment on the 37th floor changed hands for $2.4 million on April 7.

This marks the fourth time a unit at Margaret Ville transacted above $2,400 psf. It narrowly surpasses the condo’s previous psf-price high of $2,459 psf, which was for the sale of a smaller 915 sq ft three-bedder for $2.25 million in December 2025.
Besides the unit that was transacted on April 7, Margaret Ville has recorded seven other resale deals this year, based on caveats lodged. The units, spanning 463 to 915 sq ft, fetched between $1 million and $2.23 million, or between $2,102 and $2,432 on a psf-price basis.

Completed in 2021, Margaret Ville is a 309-unit development located along Margaret Drive. It comprises a single 40-storey residential block, which houses a mix of one- to four-bedroom apartments spanning 463 to 1,464 sq ft.
Located in the Queenstown neighbourhood, the development is within close proximity of the Queenstown and Commonwealth MRT stations on the East-West Line. It is also located within 1km of New Town Primary School, Queenstown Primary School and Queensway Secondary School; and within 2km of Crescent Girls’ School.
The second-highest psf-price peak for the week came from a 1,851 sq ft, four-bedroom unit at Lush on Holland Hill. The 10th-floor unit fetched $4.35 million ($2,350 psf) on April 14. The previous psf-price high at the condo occurred just a month prior, when a 1,507 sq ft three-bedder on the sixth floor changed hands for $3.3 million ($2,190 psf) on March 12.

In terms of absolute price, the most expensive unit transacted at the development is a 5,145 sq ft duplex penthouse that was sold for $6 million ($1,166 psf) by the developer in August 2009.
Located off Holland Road in prime District 10, Lush on Holland Hill is a freehold condo completed in 2012. The 12-storey development houses 56 units, comprising two-, three- and four-bedroom units ranging from 1,281 to 1,851 sq ft. It also offers four-bedroom duplex penthouses measuring between 2,680 and 5,145 sq ft.
The development is within walking distance of Holland Village MRT Station on the Circle Line and is close to amenities such as the One Holland Village mall.

As for new psf-price lows, only one project made the list during the period in review. A 764 sq ft, two-bedroom apartment on the fifth floor of 10 Evelyn was sold for $1.31 million ($1,713 psf) on April 10.

This marks the second time a unit at 10 Evelyn has transacted below the $1,900 psf threshold. The sale of another 764 sq ft apartment on the fifth floor for $1.37 million ($1,793 psf) in December last year marked the development’s previous psf-price low.
Completed in 2022, 10 Evelyn is a boutique, freehold development on Evelyn Road in prime District 11. It has just 56 units, the bulk of which are one-bedders starting from 496 sq ft and two-bedders from 732 sq ft. A few three-bedroom penthouses exceeding 1,200 sq ft make up the rest of the unit mix.
The development is a 10-minute walk from the Newton and Novena MRT stations, and is within close proximity of retail and dining options such as Newton Food Centre, United Square mall, and Goldhill Shopping Centre.
Compared to surrounding developments, 10 Evelyn holds one of the lowest average transaction prices. Based on EdgeProp Singapore analytics, sales at 10 Evelyn have averaged $2,036 psf, below those of neighbouring projects L’viv at $2,250 psf and Residences @ Evelyn at $2,495 psf. The newest project in the vicinity is Enchante, completed in 2025, where transactions have averaged $2,700 psf.
