Rivergate hits new high of $3,160 psf

Topping the list of projects that hit a new high in terms of psf prices during the week of March 31 to April 7 is Rivergate. The development achieved a new record of $3,160 psf when a 1,507 sq ft, three-bedroom apartment on the 33rd floor changed hands for $4.76 million on April 1.

The latest transaction beats the previous high of $3,097 psf, when a 1,550 sq ft three-bedder was sold for $4.8 million in November 2022.
Located in Robertson Quay in District 9, Rivergate is a freehold development that was completed in 2009. The 545-unit development features three 42-storey blocks, housing two- to four-bedroom apartments measuring between 1,023 and 3,918 sq ft.

It is within walking distance of Havelock MRT Station on the Thomson-East Coast Line, as well as amenities at Great World and Robertson Walk.
Based on a tabulation of resale caveats by EdgeProp Singapore, average prices at Rivergate have grown by nearly 10% over the last three years. The project saw its average price rise from $2,816 psf — across five transactions in 2023 — to $2,919 psf, based on 12 transactions, in 2025. So far this year, prices have averaged $3,086 psf across three transactions.
Another freehold condo, Jervois Mansion, came in second on the list. It saw a new high of $3,022 psf with the sub-sale of a 1,001 sq ft three-bedder for $3.03 million on April 6.

This marks the first time a transaction at the development has crossed the $3,000 psf threshold. It surpasses the previous record set in October 2021 when developers sold a 1,539 sq ft four-bedder on the fifth floor for $4.49 million ($2,916 psf).
The 130-unit Jervois Mansion is a freehold condo along Jervois Close in prime District 10. Built on the former site of three Good Class Bungalows, the development was completed in 4Q2025, and comprises one- to five-bedroom apartments measuring 495 to 1,808 sq ft.
Excluding the latest transaction, Jervois Mansion has recorded four other sub-sale transactions to date. Prices for the units, of 495 to 1,539 sq ft, ranged from $1.41 million ($2,848 psf) to $4.31 million ($2,800 psf).

On the other hand, two developments hit a new psf-price low during the week. The first of these is The Enclave.Holland, where a 570 sq ft, one-bedroom unit on the fourth floor was sold for $1.05 million ($1,841 psf) on April 2.

The price inches below the previous psf-price low at the condo, when a 1,389 sq ft, four-bedroom unit on the third floor fetched $2.56 million ($1,844 psf) in January 2020.
The April 2 sale is the second transaction made at the condo this year, based on lodged caveats. The first transaction was for a 797 sq ft two-bedder that changed hands for $1.62 million ($2,034 psf) on March 27.
Completed in 2019, The Enclave.Holland is a freehold boutique development located along Holland Road in prime District 10. The 26-unit development comprises a mix of one- to four-bedroom apartments measuring between 409 and 1,507 sq ft.
The second condo to hit a new low during the week in review is Union Square Residences, when a 990 sq ft three-bedder was sold for $2.64 million ($2,662 psf) on April 5. This falls below the condo’s previous low of $2,717 psf that was set less than a fortnight earlier, when a 710 sq ft, two-bedroom unit was sold for $1.93 million on March 24.
Union Square Residences is a 99-year leasehold development located on Havelock Road in District 1. The 366-unit development is slated for completion in 2027 and will feature a mix of one- to five-bedroom units, as well as a penthouse. It is part of the Union Square mixed-use development, which also includes office, co-living and retail spaces.
