New high for Botanique at Bartley condo as unit fetches $2,407 psf

Botanique at Bartley, located along Upper Paya Lebar Road, topped the list of apartments and condos that scored new psf-price highs from April 14 to 19. A 926 sq ft, three-bedroom unit on the 10th floor fetched $2.23 million on April 14, setting a record of $2,407 psf at the 99-year leasehold condo.
The new record narrowly surpasses the previous high of $2,401 psf, which was set just three weeks prior on March 25, when a 958 sq ft three-bedder on the ninth floor changed hands for $2.3 million.

The average resale price of units at the condo, which was completed in 2019, has been steadily climbing over the past few years amid high transaction volume. Based on caveat data tabulated by EdgeProp Singapore, the average transacted price was $1,915 psf in 2024 across 63 resale deals. It has since risen to $2,176 psf this year, based on 10 units that have changed hands in 2026 thus far.

The highest quantum ever recorded at the project was for a 1,130 sq ft three-bedder on the third floor that fetched nearly $2.51 million ($2,220 psf) in February.
Located in District 19, Botanique at Bartley has 797 units spread across nine residential towers. Its mix of one- to three-bedroom units ranges from 495 to 1,356 sq ft each.
The condo is a six-minute walk to Bartley MRT Station along the Circle Line. Within a 2km radius are several schools, including Cedar Primary School, Maris Stella High School (Primary and Secondary), and Paya Lebar Methodist Girls’ School (Primary and Secondary).
Ranking second for the period in review was a transaction at The Sixth Avenue Residences. This was achieved by a 1,356 sq ft, three-bedroom unit on the third floor, with a price tag of $3.2 million ($2,359 psf). It edges out the condo’s former record of $2,323 psf, set by the $2.25 million sale of a 969 sq ft two-bedder in January 2023.

Completed in 2009, the 175-unit freehold development is situated on Sixth Avenue in prime District 10. It comprises seven low-rise residential blocks, housing two- to five-bedroom units measuring between 969 and 3,810 sq ft.
Situated in a prime landed residential pocket in District 10, the condo is near the Bukit Timah school belt with Hwa Chong Institution, Nanyang Girls’ High School and Raffles Girls’ Primary School. The Sixth Avenue MRT Station is about 10 minutes away on foot, while retail and food options are available at Guthrie House as well as the Sixth Avenue dining strip.

The average transacted price at the development stands at $2,129 psf, based on a 12-month rolling average. In comparison, nearby freehold properties such as Sixth Avenue Ville and Dynasty Lodge have recorded average prices of $2,068 and $1,609 psf, respectively.
Rounding off the top three projects that hit new price peaks during the period in review is Sam Kiang Mansions, located on St Thomas Walk in the River Valley residential enclave. A 1,206 sq ft, three-bedroom apartment on the 17th floor fetched $2.68 million on April 16. It sets a new record of $2,223 psf at the freehold development.

Previously, the highest transacted price at Sam Kiang Mansions was $2,092 psf. This came from the sale of a larger 1,281 sq ft, three-bedroom apartment for $2.68 million in February 2025.
The April 16 transaction marks the first resale deal at Sam Kiang Mansions this year. It is also the most expensive unit to have ever changed hands at the project, in terms of absolute price.
Sam Kiang Mansions is a boutique apartment complex with just 58 units in a single block, completed in 1999. Most of the residences feature a three-bedroom configuration, spanning 1,206 to 1,281 sq ft.
Both the Somerset and Great World MRT stations are about a 10-minute walk away. Nearby lifestyle and retail amenities include Great World, 111 Somerset and the Orchard Road shopping belt.
