Three-bedroom Angullia Park Residences @ Orchard unit for sale at $3.88 mil

SINGAPORE (EDGEPROP) - A three-bedroom apartment at Angullia Park Residences @ Orchard will be put up for auction by Edmund Tie on May 21 with a guide price of $3.88 million ($3,876 psf). An owner’s sale, the 1,001 sq ft apartment will be sold with an existing tenancy that ends in November 2025.
Last month, the unit was put up for auction with a guide price of $3.99 million but did not receive any bids and was subsequently withdrawn. Before this, the owner had put the unit on the market around a year ago at $4.13 million but did not find a buyer.
The property is on the 16th floor and is a corner unit. It has three bedrooms, one with its own bathroom and the other two sharing a bathroom. There is also a household shelter and a balcony. According to the owner, the property was renovated in 2013 for $300,000, adding lots of cabinetry and built-in furnishings.

Caveats lodged indicate the unit has been sold twice already. The current own-er bought the unit in 2010 as a sub-sale for $2.73 million, or $2,725 psf. Before that, the first owner had bought the property in 2007 from the developer at $2.57 million ($2,572 psf). The first owner made a profit of $153,736 from the sale.
Angullia Park Residences @ Orchard is a luxury condo in prime District 10, along Cuscaden Walk. Completed in 2010, this freehold development stands off Orchard Boulevard, near Wheelock Place and Ion Orchard. It features a single 19-storey tower with 46 units. The units are mainly two- and three-bedroom apartments ranging from 936 sq ft to 1,603 sq ft, along with pent- houses between 1,905 sq ft and 1,948 sq ft.
The condo offers various facilities, including a lap pool, jacuzzi, barbecue and teppanyaki area, children’s playground, gymnasium, outdoor fitness station and two function rooms on the second and 14th floors.

Apart from the amenities on Orchard Road, the development is close to several healthcare institutions, such as Mount Elizabeth Medical Centre and Hospital on Mount Elizabeth, Camden Medical Centre on Orchard Boulevard, and Gleneagles Hospital on Napier Road.
Based on caveats lodged, the most recent unit at Angullia Park Residences to change hands was a 1,604 sq ft apartment that fetched $4 million ($2,494 psf) on March 6, 2023. The seller, who bought the unit in May 2016 for $2.7 million ($1,683 psf) on May 20, made a gross profit of $1.3 million.
There were two other resale transactions at the condo last year. On Feb 1, a 1,604 sq ft, three-bedroom unit was sold for $3.78 million, or $2,357 psf. On Jan 20, a 1,905 sq ft unit was sold for $4.5 million ($2,362 psf).
