Martin Modern: The ‘Gangnam’ of Robertson Quay

SINGAPORE (EDGEPROP) - During the “circuit breaker” period, eight units were sold at the Martin Modern luxury condo development by GuocoLand. This brings the total tally of units sold to 401 out of 450 units in the twin 30-storey development, which translates to a take-up rate of 89%.

Prime projects continue to see steady take-up, set benchmark prices

Since Boulevard 88 previewed on March 8, a total of 23 out of 25 released units has been snapped up, according to City Developments Ltd (CDL) in response to queries from EdgeProp Singapore. The average selling price achieved was $3,590 psf. Based on the healthy take-up, CDL and its joint venture partners, Hong Leong Holdings and Lea Investments, have decided to release another 10 units for sale.

In 1Q2018, the 450-unit Martin Modern was the best-selling project in the Core Central Region (CCR). Since its launch in July last year, all 277 units released in the first phase have been sold. Dominic Lee, head of the luxury team at PropNex Realty, attributes the sellout to the “efficient layout” of the units.

River Valley home prices riding high

Projects in the River Valley area in prime District 9 have seen a spike in resale transactions at higher prices. Nicholas Mak, executive director of ZACD Group, attributes it to two factors: the en bloc sale price achieved at Pacific Mansion on River Valley Close and the prices set at Martin Modern, a 450-unit, high-end condominium with twin 30-storey towers.
